My Transaction Coordinators are the initial team members working on your transaction. They work hand-in-hand in opening a new transaction.
We will review the contract, Send out disclosure packages to sellers and request disclosures from the listing agent. Verify the closing date, chart time frames and supervise the processing of the file. Our Escrow and Title professionals will provide you with excellent service throughout the process. Documents are forwarded to the buyer and/or seller during the course of the transaction by the Mail Processing Department, escrow and the coop agent Approximately 10 days prior to the close of escrow, a file auditor will audit your file. They will contact you regarding any outstanding paperwork and will begin to pursue outstanding items. It is our goal to have the file complete by the close of escrow.
I work with major lending institutions for all your financing and loan requirements.
My Home Inspection professionals that I recommend have thousands of inspection completed and meet or exceed state licensing requirements and industry standards. Your inspectors are active members of various industry organizations like the (ASHI) American Society of Home Inspectors, the (NSPE) National Society of Professional Engineers, the (CREIA) California Real Estate Inspectors Association , and the National Academy of Building Inspection Engineers. So you know the property condition when they have completed the inspection.
Dan Rubenstein will provide you with step by step personal service until the close of Escrow.
What we do includes but no necessarily limited to:
- Open Escrow and develop a list of missing documents based on individual Broker’s requirements and formulate a game plan for obtaining them
- Ensure Earnest Money deposit is in escrow
- Send out all paperwork, forms and booklets to you or the cooperating agent required to close the file.
- Ensure inspections are scheduled and distribute inspection reports to appropriate parties.
- Order Home Warranty. Order Natural Hazards Disclosure/Zone Reports
- Track pertinent aspects of Escrow’s and Title’s involvement.
- Track the Loan Process
- Notary Services at my TC’s office or we can come to you
- Reviewing Draft Escrow Instructions
- Reviewing Preliminary Title Report
- Negotiating Repairs. Advising Client regarding Contingency Removals
